Ever been bankrupt? Any credit difficulties? He'll advise you on what to expect for closing costs, including the big one, land transfer tax. From this basic information, he'll be able to calculate your gross and total debt service ratios to ensure your dream home won't turn into a nightmare. GE TransportationNow in the rail industry, they have a metric called velocity. Velocity is the average miles per hour that a locomotive goes every day. The average locomotive goes 22 mph during the day. That's horrible, right? The difference between 23 and 22 for one Class I railroad is $250 million for earnings. Your agent will have his favourite inspector, someone he trusts, to whom he'll refer you. The fee for this service is a small price to pay for peace of mind. A qualified inspector can usually discover latent (not clearly visible) mechanical, electrical or structural defects which could result in costly repairs. However, the inclusion of a condition in this regard is not intended to allow you an escape for minor concerns, or if you've just changed your mind. After all, as a structure ages, the more maintenance and repair it'll require. So, don't expect a 30 year old house to be in the same condition as one built last year. Maybe, they feared losing their jobs. Anyway, if they had, how would they have paid their rent? Same scenario, different circumstances. MAKE THE DECISION - MAKE AN OFFER. It's time to determine the terms of your offer. Since you're a client with your own agent protecting your interests, you'll have the advantage of professional guidance here. He'll be able to show you print-outs of comparable sold listings, provide you with a qualified opinion of value on which to establish your initial offer price, and discuss strategy. Note taking, in writing or with a digital recorder, also helps. Some industrious buyers actually bring along a digital camera. However, some sellers might object to this as being too invasive of their privacy. AUNT ETHYL AND UNCLE HARRY. Your agent will be a valuable resource for you during viewings since they probably have tons of experience. They've likely viewed countless properties over the years, and obviously bring along an extra set of senses, and may see, smell or hear something you may miss. That's going to be worth trillions of dollars in the economy and I think it’s going to transform GE. So we’ve got a digital thread that’s running throughout the company and we have our own cloud-based operating system called Predix. It’s open to developers, and we’re gonna run an operating system and applications on our assets and on competitors’ assets and industrial assets. And that, to me, is probably the most exciting thing I’ve worked on in 30 years. Or do a professional home inspection before submitting your offer so you can leave that condition out too. AFTER THE EXCITEMENT. Now that you've conditionally purchase your first home, with the helpful assistance of your Realtor, you must make your best efforts, during the time permitted, to comply with the conditions, that is by completing the mortgage application, arranging the home inspection, and fulfilling any other conditions in your agreement. Blodget: Give us some specific examples. Immelt: A train has 300 sensors. Each route on a train might pull a terabyte of data. That data can be modeled on fuel performance, emissions performance. While the train is running, you can be taking a picture of the track to see if it's cracked. You can map that train in a fleet of trains. So that's all valuable information all coming off the control center that we have on the locomotive. So I could give you the formal processes, or how we do strategy or stuff like that, but the place really revolves around having a core of leaders who come from different backgrounds but have a shared vision for GE and have common values. I don't think we ever think we're the best at anything. You know, there's a healthy cynicism about any form of arrogance that would exist. Pick people, drive growth, solve problems. Blodget: And we had Jim Cramer earlier who told us about his day, which is pretty much insane for most human beings how little sleep the man can run on. Are you in that mold? What is the typical day? Blodget: Many US businesses are underinvesting in research and development. And you have a lot of CEOs who have driven great stock performance by cutting R&D, and, lo and behold, the earnings skyrocket for a few years, stock goes up, everybody thinks they're a hero, and then pretty soon the company has nothing to sell because they haven't been reinventing themselves. Spend some time in the garden, and open your eyes and ears and nose to casually investigate the surroundings. Any noisy trains or trucks close by? Are you under a flight path for the local airport? Maybe, you like all the local action, maybe not. Before making the final decision to submit an offer, take a walk around the immediate area, check out the parks, schools or recreation. Sit in your car to watch traffic patterns.That's a good place for GE to be. Blodget: When you say, "We looked at its arithmetic. It's a single-digit return here. We can get much better over here," presumably the buyers are doing the same analysis? Immelt: They have a different cost of capital. So if you think about who's buying financial-service assets, it's either somebody that's huge, like Wells Fargo, or it's a private-equity fund that doesn't have the same capital requirements that a large institution has. I get it. There's been some skirmishes where Connecticut has raised your taxes and you've threatened to move out. What's the right philosophy with regard to our taxes, and is there anything to this argument that, "Hey, sure, you could hire lawyers to figure out how to avoid that tax, but that's somehow immoral. You should just pay them." COMPLETION About a week or so prior to closing, you'll meet with your lawyer to sign the documents and deliver your money, usually in the form of a bank draft or certified cheque payable to your lawyer. This amount will include the balance of your down payment (your deposit submitted with the offer forms part of your total down payment), disbursements (government registration and various search fees, land transfer tax, title insurance premium, etc) and adjustments (property taxes, mortgage interest and heating oil if applicable) to be made by your lawyer on your behalf, and of course, his fee for handling your purchase. If your looking for a country home, check out what's growing on the farm next door. Are there any gravel pits in the neighbourhood, or any proposed? Think about dump truck traffic. DECISION TIME I've always believed that the longer one takes to make a decision, the more difficult it is to make. We tend to sometimes over complicate things. I suggest you just follow your instincts. Don't think about it too much. If the home feels right, and it has most of the basic ingredients you're looking for, HOW MUCH CAN YOU AFFORD? He'll ask some basic financial questions to determine a target price range, including the amount of your down payment. Is it all yours or from borrowed funds? Are Mom and Dad assisting? What's your gross combined income and outstanding debts with minimum monthly payments? Immelt: I think it's perfectly reasonable for companies to want to compete on a global stage. Basically, after 100 years, I don't really have American competitors anymore. My competitors are Siemens or China South Rail or Hitachi. I'd take any one of their tax policies. Any one of them. I'll do Germany today. They have a territorial system. You can repatriate cash. So I just think, instead of blaming everybody, let's fix the system for everybody. Blodget: At GE, do they throw you out at 65, or could you stay on for longer? Immelt: Pretty much, but I think there's always a natural time that you evolve. So we always have people that are ready to do any job in the company and there's, more than anything else, there's the right amount of time to make a big enough impact, but you don't want to stay so long that you basically can't get a fresh set of eyes. You'll typically see several photos of the interior and exterior of each home, possibly a virtual tour, and the address in case you prefer to check out the immediate neighbourhoods before actually personally viewing the interiors. Immelt: But the ads are meant to play into that. So look, the fact of the matter is, people that come to work for us, they're going to work for five companies by the time they're 40. We just want GE to be one of them that they get in their universe. And the idea is, it's a neat idea, but you know, having a self-deprecating humor I think opens the door for people, and we liked the way the ads worked. Resist the temptation to join the bidding frenzy, and move on. There'll be another home that you'll like. You can make your competing offer more attractive simply by increasing the deposit, giving the seller his preferred closing date, or by not asking for any chattels not included on the listing. If you're confident about your financing, and you have a larger down payment, you may consider leaving a financing condition out of the offer. In a few cases, I've actually invested years with buyer clients who had very specific needs. Fortunately, I was finally successful in helping them achieve their dream of home ownership. LET YOUR FEELINGS BE YOUR GUIDE. Since all of the homes you view will have many of the features on your wants/needs list, your decision will be based almost entirely on how you feel about the home. Are you comfortable? Good question, but keep in mind that if you remain in your old comfort zone, you'll not likely buy a home - period. And so we've said in our company, why not us? We can hire the people. We know the technology. We understand the assets better than anybody in the world. And so I think we're in the first inning of the Industrial Internet, and it's going to be different than the consumer internet. And I think there's going to be a couple industrial companies that get transformed as part of that, and we want to be one of them.Or you can.. LET AN AGENT SAVE YOU HUGE AMOUNTS OF TIME AND EFFORT. Time is our most precious commodity. So, let him invest his to save yours. Firstly, and with good reason, he'll advise you to get 'all your ducks in a row' before even beginning the search process. During the initial consultation, your agent will ask numerous questions regarding your wants and needs, including your preferred location, style and size of home. How many bedrooms? Bathrooms? Do you need a garage, or is that a luxury you can live without? What features would you like to see? If the house fails to appraise to the lender's satisfaction, that is at a value that doesn't excessively exceed the negotiated sale price, the mortgage could conceivably be declined, unless the buyer can raise their down payment, which is not always possible. WHILE YOU'RE GETTING YOUR FINANCING ORGANIZED, Your agent is already doing the leg work by searching and sifting using industry proprietary computer software, through numerous listings, creating a short list of possible homes that fit as closely as possible the parameters determined at your initial consultation. In some cases, he may even personally preview these properties if you're looking for particular features in your first home that he's unable to determine from the listing data. This grant proposed that a 15% credit be applied to an amount of $5,000, and would provide up to $750 in tax relief to reduce the costs associated with first home purchases, to assist first-time buyers with the costs related to legal fees, land transfer tax, etc. It's also in your best interests to make this commitment (provided you've chosen your agent well) because the agent will be more inclined to work harder for you, knowing there'll be a payday for him down the road. It feels great for the agent to know he has a serious and loyal client, and he won't feel tempted to pressure you into a purchase before you stray to another agent. Amounts withdrawn under the HBP must be repaid over a 15-year period, starting the second year following the year of the withdrawal. Home Renovation Tax Credit The budget proposed a 15% credit to be claimed on the portion of eligible home renovation expenditures exceeding $1,000, but not more than $10,000. This translates into a maximum tax credit of $1,350. This will apply to eligible home renovation expenditures for work performed, or goods acquired, after Jan 27, 2009 and before Feb 1, 2010, pursuant to agreements entered into after Jan 27, 2009. An inspection's purpose is to protect you from major surprises, and to generally inform you of the physical condition of the property. In other words, to let you know what you've purchased. If the inspection report exposes something significant, depending upon the terminology of the condition contained in your agreement, you'll have the option of being released from the contract, or asking the seller to either remedy the deficiency or adjust the purchase price downward. It's their job to not only point out the positive features and benefits of the home, but also potential deficiencies and patent (clearly visible) defects. And they'll offer added objectivity to the process. This can be far more valuable to you than say, the opinion of a friend or relative who has tagged along. Where your agent is objective, the relative often brings their own personal bias to the situation, and in my experience, it's usually negative. It's often easier to discourage with negativity than encourage with positive, constructive comments. In many cases, the initial offer is countered back to the buyer. At that point, you have the option of simply accepting the counter-offer if you find the terms satisfactory, or you can counter it again. It's advisable to heed the advice of your agent here since he, as your trusted knowledgeable advisor, should have a fair idea as to whether or not another counter offer would succeed. I've done this for 14 years. Not every day has been perfect. But I think the CEOs I admire are ones that can walk and chew gum. They know how to invest for the long term. They know how to be accountable to their investors. They know how to be transparent about what their strategies are, and that's what we've tried to do in GE. You talk to Jeff Bezos. Talk to some of the guys that I admire, you know, they basically say, "When you're willing to invest in the hard things, that's how you create a valuable company." Let's not go crazy here. LOYALTY, COMMITMENT AND BUYER AGENCY. At some point, your agent is going to ask for a commitment from you to work exclusively with him. In exchange for this promise, as per the terms of the contract, he'll also make a commitment to you. In exchange for your forsaking all other agents, he'll agree to accept full fiduciary responsibility to protect your interests to the best of his ability. JUST GO FOR IT! During my career, I've had buyers change their minds over-night, deciding to postpone the purchase of a first home, only to contact me some time later to begin the search all over again. And sometimes, prices or mortgage rates have risen, and they've not been able to save enough down payment to compensate. So, they either buy a smaller home, or have a higher monthly payment.The biggest impediment - or let's say the biggest challenge and opportunity - was the financial crisis, which in many ways affected anybody that was in financial services the day Lehman Brothers went bankrupt. The whole world got re-rated, and so that in some ways made it slower than we wanted it to be but in some ways made us even more determined to get to the point we’re at right now. So I think in the world we live in today, unlike 10 or 15 years ago, if you're not all in seven days a week, 24 hours a day, you better sell. And that's the way I viewed NBC. And I thought Comcast [would be the right fit], really not because I thought they'd run the parks better, or they'd run the network better, but really because they control distribution. I felt like they had one of the models that would have the chance to last the longest, although not without their own disruption that they would go through. Once these are completed, you'll sign a Notice of Fulfillment or a Waiver to remove the conditions from the agreement. THE SOLD SIGN. But wait, your work isn't over yet. Now, besides packing, you must arrange for a mover, call the utility companies, finalize your home insurance policy, register the kids at the local school, contact the post office for change of address, contact your service providers like banks and credit card companies, government agencies or departments, and various other responsibilities. What makes Facebook awesome? Facebook is awesome because there's a billion people on Facebook. That's the consumer in it. The Industrial Internet is saying, "If you can do 1 mph on one Class I railroad, that's a 20% improvement in their profitability." That's going to be done with information and data. LET THE SHOW BEGIN. Now, your mortgage financing is organized, and your agent has a selection of homes for you to view, and you've told him you're available next Saturday to begin. Prior to hitting the road, he may email his final selection to you for your personal pre-screening on your computer. And in our industrial businesses we can generate a 17% or 18% return. It's just arithmetic in the end. It's just arithmetic in the end. So I think the one thing we did right is we picked the right time. We've been able to sell the assets faster at a better price than we thought. And really it just allows us to position the company exactly where we want to be. We're kind of the preeminent industrial company in the world. They're probably going to be doing other things than search in 2150. So I think that's kind of the way we look at ourselves as well. Blodget: My understanding is that a lot of your big investors were clamoring for you to dump GE Capital as soon as the financial crisis happened. So as CEO, running a company like this where you weren't the founder, but you come in to control, who's really driving a decision like that? So, choose your agent with care. ONE MORE THING. Don't forget to thank your agent for their hard work. Nothing says thanks more than referring all your friends, relatives and associates to him. It's a huge political issue, inversions, critics talking about "these horrible anti-American corporations" who are moving their headquarters to Europe. GE was pilloried after the financial crisis for one year not paying income tax because there was a huge loss the year before. What is that process like? It lasted for more than a year where you guys were practically in a cage match. Immelt: Really weird is what I would say. No one's ever done it since. Really weird is what I would say. No one's ever done it since. I always say, "Look. If we're doing something smart, somebody else's copying it, right? And if we're not doing something smart, no one else is copying. This is something that no one ever copied. Maybe that speaks for itself. BI If you're running a company and you think you're going to read your strategy in The Wall Street Journal or an analyst report, you're probably not going to last long. I think what you have to do is you have to have a good idea of what you want to do and be completely transparent with your investors. And accountable for doing what you say you're going to do. And I think that's how most really good companies operate. Obviously given the size of GE, you have billions of dollars that you could spend in future R&D or not spend and put up huge numbers. How do you handle that trade-off? Immelt: We're valuable because we make really difficult things. If you could make something with 60 people in a garage, GE shouldn't be doing it. But if you make a jet engine, there's only like one and a half people in the world that can make a jet engine.You can go the uninformed traditional route of surfing countless out-of-date websites, scouring the local newspaper, trudging through endless open houses, listening to as many pitches from all the attending agents, and spending your evenings and weekends driving neighbourhoods in search of lawn signs, looking for that elusive and affordable home that meets your needs. Now, the value of having 4K right this second is debatable. The amount of readily available 4K content is still limited, and the only way you’ll notice the difference between a 4K picture and a 1080p one (with everything else being equal) is by owning a fairly sizable TV. Today, the old chicken-and-egg scenario - people need to buy 4K devices for studios to produce 4K content, and vice versa - is still in play. If you have read this far and are thinking whether it would be just too much like effort, then consider this. Water reduces and calms, motivates representation, and is a source of beauty. A flowing, effervescent flow contributes interest and comfort to the lawn, while a fountain can create a impressive focal point. Developing a lake fountain really is worth the effort. I'm not trying to steer you away from social media. I only think you should have an open perspective if you choose to go this route. Social traffic requires you to constantly update your information to have the possibility of being seen. Even this does not ensure that your post will generate traffic. Blodget: One of the things you hear every day is, "Well we've got to maximize earnings short term," and then you look over at Amazon, where they never show earnings, because they take every dollar and they reinvest it in some project that may or may not pay off in seven years and here's the stock just crashing through a new high every day because they've come up with these amazing businesses. We should note that Alexa works separately from standard searching; it's more like an add-on to it than the function itself. Amazon's search isn't perfect in general - it can’t instantly launch apps (saying “open Netflix” won’t do that) a la Android TV or Apple's tvOS, some commands need be phrased a specific way, and again it pushes Amazon's stuff first - but it's quick and near-constantly accurate. It all feels more natural than Roku's equivalent, and it's well beyond what any other dongle currently offers. Like the other methods mentioned in this article, PPC has downfalls of its own. Say for instance if you only use SEO that you maintain for yourself and all your efforts fail, you only lose out on traffic and time. If your PPC ads have a daily budget of $10 dollars per day, and your item cost you $30, you would need a minimum of 30% of your visitors to purchase your product in order to break even on advertising cost alone. On average only 1-2% of visitors will turn into actual sales in real scenarios. So if you are paying $1 per click on a $10 a day budget, you are going in the hole before you get started. If the seller is being fair, then it's a good idea for you to show the same respect. If you feel the terms are just not realistic, or are just not affordable for you, and your agent feels another counter would be futile, then maybe you should consider continuing the search. Who knows - the listing agent may call the next day to request you re-submit your offer since the sellers changed their minds (maybe they were bluffing). Immelt: So Jimmy's a little bit crazier than I am, but I would say first of all, I travel 70% of the time. I go places. I see things for myself. I tend to travel by myself and go see different teams. I'm not a great meeting-goer. I always tell people, "You never meet people at meetings." When I'm in town, I get up at 4:30 a.m., I'll do a quick scan of the news, I'll exercise, and then kind of an active day. But my life really revolves around seeing the world, seeing our team, seeing our customers, seeing our investors, not being in the office. New this year to the Fire TV Stick is the option to get an improved remote. It’ll run you another $10, but it's much like the one that comes with the full-size Fire TV, which means it has built-in voice search along with Amazon’s “Alexa” assistant. It's wonderful. Much like Apple TV's Siri or Microsoft's Cortana, Alexa can fire up movies or music, give you suggestions on what to stream next, tell you the weather, look up sports scores, crawl Wikipedia for random facts, and so on. If you connect it with the corresponding app on your phone, you can set up things like calendar reminders, traffic reports, and to-do list updates. It’s personable, fun, and useful, if you bother to use it.Also new is support for captive WiFi portals - i.e., the annoying, agreement-laden connections you'd find in a hotel or dorm room. Amazon's Fire TV and Fire TV Stick have had this travel-friendly feature for some time, but we'll take late over never. What the experts do not want you to know is that SEO really isn't that big of a deal. Sure it takes time to do it correctly, but the actual process is not very difficult. There has always been a stigma associated with Search Engine Optimization. The great mystery. Is it voodoo or some sort of magical formula? Truth be told, it isn't anything spectacular. You just need to know what the search engines look for and what they do with the information they find. And the idea we had was to do this over a relatively long period of time, keep the earnings power in place but transition the pieces as time goes on, and again this wasn't just for GE, but for the world.This doesn’t work with every service, and it’s really only useful for TV shows, but it cuts out a good chunk of the clicking and searching you’d otherwise have to do to find what you want. Not getting a rap or hip hop artist myself, I wondered if it were feasible to make “easier” and slower beats with this software program, and to my amazement it was not a problem at all.
